Im guessing that using a 10MB port is going to be the source of your problem. Just as a rule of thumb you should always use the right software with the firmware you are using. Connecting your server directly to the IP Office will definitely improve your speeds. Your server seems robust enough and if you connect it to the IP Office you will still be able to connect to it from the rest of the network. This configuration will eliminate any issues that may be caused by your corporate network.
